Graham Hill Apartments
Real Source functioned as principal and developer of Graham Hill Apartments starting in 2002. Graham Hill is an upscale garden apartment community of 152 units in Upper Allen Township (Cumberland County). Real Source was responsible for all approvals, construction, pricing and management of this rental community. These decisions included product mix, building design and amenity package. The project includes a club house with exercise facilities, a putting green, a gazebo, a swimming pool and a market leading idea; a bark park. Real Source supported a high-touch customer-focused management style, which reinforced the market positioning of the project and accelerated preleasing of apartments in under construction buildings. Land trades were used to partially fulfill recreational fees (helping to create Simpson Park). During construction Real Source had significant dealings with the Department of Labor and Industry and Capital Region Council of Government specific to the newly imposed Pennsylvania Building Code and handicap accessibility codes. It successfully negotiated a three-way cost sharing agreement between Upper Allen Township, Mechanicsburg School District and itself to realign Gray Drive and Pennsylvania Route 114 (Market Street). The neighborhood enjoys awards for service and appearance from the Central Pennsylvania Apartment Association. |
