The Village at East Cocalico

The Village at East Cocalico is a 124 unit mixed residential subdivision in Lancaster County.  The project is located along State Route 222 between Reading and Lancaster, PA.  It is made up of 119 townhouse lots, a passive recreational area and 5 single-family lots. 

The approvals took 11+ years to complete, but the approvals include multiple elements which have been grandfathered from previous ordinances giving the site some significant economic advantages.  A large component of the lengthy entitlement process has been expansion of the public water system, a process which appears to be nearly complete.  We have also had some pretty complicated dealing with Penn Dot due to the need for access across district land.

Real Source acquired the site on behalf of East Cocalico Associates during the mid 1990s.  Under the direction of Real Source, the site was awarded preliminary subdivision approval. Most recently, Real Source was retained to manage the exit strategy for the entitled parcel and is currently negotiating with prospective buyers.
